In the Laurentian Mountains, with newer, very expensive homes up and down the mountain, with electricity, phone lines, wells and septic systems in this area and road access: parcel has a survey allowing for dividing the acreage into 2 building sites if desire. Wells for area homes shallow at 30 feet, with a very strong flow, and excellent water. This area is well known as one of the most prime real estate areas in all of the Province of Quebec, only 30 minutes from world famous Mt.Tremblant Resort.

The major quality resorts of Saint Adele, Saint Sauver are a short drive 10-15 minutes, and considered part of this area. World famous Mt.Tremblant Resort is just 30 minutes north, and the unique and beautiful major city Montreal being just 35 minutes south.

Directions: Take exit 67 to your right until you get to the first set of lights, turn right for approx. 1 km or less until you get to the stop sign which will be a T intersection, you are now in the village of Mont Roland,....at the T interesection turn left and travel a bit until you get to la Rue Cimes which will be to your right,...you will travel approx. 5 km. until you get to the Rue Cimes,....once there, turn right and start going up the gravel road for about 1000 ft.... then when you get to the curve which is curving to the right, the lot is to your left.

Land in this area on Mount Roland, being right in between Montreal and Mt.Tremblant, in the midst of other quality resorts makes for soaring land prices, as 1/2+ million dollar homes are throughout the area. Property was bought from a retiree who has owned it for 16 years, who bought from the original developer. Our 2.5 acres is about 1/5 up the mountain, and has a good view of other mountain peaks, beautifully treed with maple, white birch and pine. Upon receiving your initial payment of $540 USD, you will receive the notarized contract, and after final monthly payment, your clear, full titled ownership will be legally transferred. Can pay off early at any time with no penalty.

Taxes $165 US per year and current. As Canadian law requires all real estate to have a clear title before it can be registered, title insurance is obsolete, though final closing will be through a Canadian attorney, after final payment, buyer's cost of approx. $600 at that time for deed processing and registering.
