$290 DOWNPAYMENT, then assuming a loan balance of $99,999 USD, paid at $998/month at 9.5%, plus a $250 processing fee: The initial payment is the $290, plus the $250 fee, being $540. Initial payment via cashiers check, money order, or credit card using seller's merchant account. Upon receiving your initial payment, you will receive the notarized contract, and after final monthly payment, your ownership will be legally transferred in Quebec. We have a family in the area who looks after the cabin and will continue to do so as you make payments. We also have a plan in place if you desire, to rent your place to other families, all managed by my partner in nearby Vald'or, where your part is to receive the rental fees minus the property mng.fees, for any weeks when you are not there at your choosing, and advertise as needed at your end.

Cottage quality living structure on a protected bay leading out into 100's of miles of boating pleasure. We very much want your family to enjoy this beautiful area. This cottage is on a beautiful waterfront site on the Decelles Reservoir, 25 miles south of Val-d'or, Quebec. This is an expansive river and lake system covering 100's of miles of boating and fishing access.

The cottage is totally customized and is in beautiful condition. Fully equipped and furnished, with spectacular lake views. Huge wrap round deck allows for full circle nature viewing. Steel roof sheeting for full protection and strength up top. Screened in porch for great nature appreciation. Furniture and appliances, including tables and chairs, cooking utensils, large cooking stove, wood burning stoves, large refrigerator, and propane powered for electric lighting, beds, extra table and chairs, on a beautiful parcel of land, pine, birch and poplar trees.

Access is by boat, an easy ride, just 2 miles from the lakefront lodge/marina and snowmobile along the lake edge in the winter.

Bathroom has indoor plumbing septic system. Nice outside shed for storage. Front deck for the spectacular waterfront views...Outdoor fire pit for late night talks around the campfire...extensive walkway all the way to dock... Moose tracks when you walk in the back land area. Ruffled Grouse. Also more exotic animals like Lynx, Martins, and Black Bear...though those way back in the woods, not often coming into populated areas. Very private setting...nearest other cottage on the water 1/2 mile away.......forested privacy between all.

One of the nicest pieces of land: birch and pine trees, and cleared area to take beautiful walks. Some of the very best fishing in Canada is in this lake. Catch your daily meals, and a hunter's paradise. The parcel of land is 175.89 ft x 247.5 ft. being 43,055 sq. ft....one acre, beautifully treed with mostly white birch, pines, and poplar, and direct lakefront.

Great care has been taken for this whole complex, owned previously by the original family who built it, immaculate inside, all structurally very sound….. high quality dwelling. Cottage can sleep 6, and 8 is possible.

The cottage complex is located near the modern town (30,000) of Val-d'or Quebec (International Airport in Vald'or where a number of major airlines fly into), which is 325 miles North of the city of Montreal. From Val-d'or you drive 25 miles south on a well maintained dirt then gravel road to the Main lodge, Northern Outfitters, and then travel just 2 miles by boat to the Cottage. Val-d'or in English means, "The Valley of Gold," as gold mining is the town's history, with a working gold mine still in operation.

The size of the cottage is a very large 25' by 60' being 1500 sq.ft...center living area, then with guest bedroom on one side, and Master Bedroom and other living space on left side...Screened in front entry porch 8 x 16, with sitting area to observe nature - beautiful lake setting where the lake views and surrounding forest views are just awesome.

The cottage is solidly raised off the ground to avoid any floor damage from Canadian frosts. Large extended dock and great beach area. All linolieum floors:

Wired for generator use (not included), 12 volt set up for electricity, and propane also. One family owned for 15 years, and with the passing of her father, the daughter has sold to us, we being only the 2nd owners.

Most all the other surrounding land is government owned never to be built upon helping to maintain the pureness and beauty of the area. Taxes $450/year and paid for this year, due again February, 2009. $1300/year fee acting as insurance, with onsite overseer checking on the place each month, all year, and the $1300 can be paid evenly over 12 months, being $108.33 along with the monthly payment, beginning with the 1st monthly payment. As any home purchase requires insurance, this is our form of insurance policy.

Bring your own boat, or Motor Boat rental available thru Northern Outfitters at lake beginning, see link further above, paid directly to them. Weekly boat rental rate of $65/day plus taxes, and gas cost is yours.
