Pursuant to an Offer to Lease which, if executed
forms a part of this agreement, the Tenant(s) will occupy the Rented

SECURITY DEPOSIT
The Tenant agrees to a security deposit of
$250.00. on his/her VISA.
DAMAGES
The Tenant agrees to be responsible for all
damages whatsoever caused by his/her willful or negligent conduct or
that of persons or pets permitted or caused to be on the premises by
him/her, and for all damages resulting from his/her failure to notify
the Landlord promptly of any defect or damage within the rented
premises.
LIABILITY
The Tenant agrees that the Landlord shall not be
liable for any loss, injury or damage to persons or property resulting
from such being on or about the Rented Premises whether caused by
fire, smoke, theft, burglary, conditions due to the weather such as
ice on the grounds, or for any cause whatsoever. Without limiting the
generality of the foregoing, the Landlord shall not be liable for any
such loss, injury or damage to property, including automobiles/ boats
and contents, while on or about the rented premises of the Landlord
caused by steam, water, rain or snow which may leak into or flow from
any part of the Rented Premises or the premises of the Landlord or
from any pipe or other place or from any damage caused by or
attributable to the condition or arrangement of any electrical wiring
connection or fixture or for any damage caused by anything done or
omitted to be done by any tenant or the Landlord. The Tenant shall
indemnify the Landlord and hold her harmless from all claims or
damages arising from any act or omission of the Tenant or its invitees
and any injury or damage occurring on or to the Rented Premises while
rented by the Tenant. IT IS THEREFORE IMPERATIVE THAT EACH TENANT
CARRY ADEQUATE PERSONAL LIABILITY AND PROPERTY
INSURNACE,.
USE OF GROUNDS
The Tenant, his/her family, servants and guests
shall use the lawns, gardens, walks, playground, deck and dock areas
within the area owned by the Landlord in a quiet and proper manner and
with due regard to the comfort and convenience of other Tenants, and
shall desist from any course of conduct considered objectionable by
any agent of the Landlord upon being requested to do so, and shall not
damage in any way the grass shrubs, flowers, and trees on the said
grounds.
PETS
No pets allowed.
SMOKE DETCTORS / FIRE EXTSINGUISHER
THE Landlord shall ensure that there is a
functional smoke detector and fire extinguisher installed in the
Rented Premises at the time the Tenant takes possession of the unit.
Thereafter, the Tenant shall replace the battery in it as is necessary
in the smoke detector.
A Tenant who disables a smoke detector is
subject to a $200.00 fine under the Ontario Fire Code Article
6.3.3.4.
Candles and open flames are not permitted in the
building.
SMOKING
There is no smoking permitted in the building or
on the surrounding grounds.
RENTAL AGREEMENT EXECUTION BY

Both the Landlord and Tenant(s) hereto agree and
understand that a FAX transmission of this Lease shall be considered
to be an original, and shall be legally binding upon all parties.

AGREEMENT TO VACATE
Not withstanding herein anything before
contained.
In consideration to receive this attached lease
and provided that the Landlord at her sole and absolute discretion has
executed a new rental agreement.
The lessee undertakes to vacate the premises by
12:00 P.M on check out day.
I/WE, the tenant, understand that I/WE must
deliver up vacant and clean possession on occupation of the premises
on or before the date that is agreement may be enforced by Writ or
Possession, if I/WE do not do so.
